 Maintaining Your HVAC System

  • Check and repair filters, belts, coils and bearings regularly.
  • Clean evaporator and condenser coils regularly.
  • Maintain the correct refrigerant charge.
  • Inspect ducts regularly for air leakage.
  • Use aerosol sealants rather than duct tape to repair ducts.

Optimizing Your HVAC System

  • Install timers or programmable thermostats set to shut down or reset temperatures during non-business hours.
  • Hold after-hours events in rooms that can be individually heated or cooled so you’re not paying to regulate temperatures in the entire space.
  • Install controls to reduce ventilation during non-business hours.
  • Treat cooling tower water to prevent blockage and corrosion, which shortens equipment life, increases energy use and promotes the growth of potentially hazardous microorganisms.
  • Install adjustable-speed drives on air-handler motors and recirculation fans to save energy when they don’t need to run at full power.
  • Install ceiling ventilation fans to create better air circulation and temperature distribution.
  • Test, adjust and balance the system as needed to optimize performance and efficiency.

Larger Improvements + Upgrades

If those tips don't get your HVAC system performing efficiently, you may need a larger upgrade or even replacement. Consider a few of these options:

  • Install more efficient exhaust fans. Mixed flow impeller exhaust fans are about 25 percent more efficient than traditional centrifugal exhaust fans. They can also be cheaper to install and maintain.
  • Add a unitary heat pump. These can provide temperature control in smaller spaces that are occupied during off-hours without the need to operate the central system.
  • Install an economizer cycle. Ideal for large buildings with areas requiring year-round cooling, an economizer cycle can use fresh-air cooling to reduce costs.
  • Add a heat recovery system. Such systems recover 45 to 65 percent of the heat from exhaust air to reduce the energy required to heat or cool intake air.
  • Convert to a variable air volume system. Such systems operate more effectively by adjusting airflow depending on demand.
